The Ultimate Novation Offer Calculator helps you calculate two key metrics for novation deals:

  • ACCESS MAO (MLS): The Maximum Allowable Offer for deals where you have property access and plan to list on the MLS.
  • NO ACCESS MAO (Wholesale or Wholetail): The Maximum Allowable Offer for deals where you don’t have property access and plan to sell off-market.

Follow the steps below to effectively use the calculator:


Step 1: Input the As-Is Market Value

Enter the As-Is Market Value of the property. This is the estimated value of the property in its current condition before repairs.

  • Example: $315,000

Step 2: Adjust the Percent of Market Value

Use the slider to set the percentage of the market value you expect to sell the property for.

  • Default: 95%
  • Example: If the property will sell for 95% of its market value, leave the slider as is.

Step 3: Customize the Realtor Fee and Double Close Fee

Realtor Fee

Input the Realtor Fee percentage based on your agreement with the agent (default: 3%).

  • This fee is calculated on the As-Is Market Value.
  • Example: For a $315,000 property and a 3% Realtor Fee, the fee is $9,450.

Double Close Fee

Input the percentage for the double-close fee (default: 0.75%).

  • This fee is also calculated on the As-Is Market Value.
  • Example: For a $315,000 property and a 0.75% fee, the cost is $2,362.50.

Step 4: Enter Additional Fixed Costs

Provide the following costs:

  1. Closing or Attorney Fee (e.g., $495)
  2. Title Insurance (e.g., $500)
  3. E-file Fee (e.g., $35)
  4. Recording Fee (e.g., $25)
  5. Transfer Tax (e.g., $500)
  6. Flat Fee Listing (e.g., $250)
  7. Photographer Fee (e.g., $400)
  8. Other Expenses (e.g., $200)

Step 5: Enter Repair Costs

Estimate and input the total Repair Costs required to bring the property to market-ready condition.

  • Example: $5,000

Step 6: Calculate Interest (For No Access Only)

If applicable, input the Interest Costs for financing based on the number of months you expect to hold the property.

  • Interest Formula: Loan Amount x Interest Rate x (Months Held / 12)
  • Example: $0 (if paid in cash).

Step 7: Enter Desired Profit

Input your target profit for both scenarios:

  1. Desired Profit (Access): Profit you want for MLS deals (e.g., $30,000).
  2. Desired Profit (No Access): Profit you want for wholesale or off-market deals (e.g., $35,000).

Step 8: Click “Calculate ACCESS & NO ACCESS MAO”
